Dubai Investment Park is a mixed-use neighbourhood consisting of three zones: residential, commercial, and industrial. It is part of the South Dubai development project, which is conceived as “the city of tomorrow.” Dubai Investment Park covers an area of 6.5 square kilometres. The area has two nearby highways: Sheikh Zayed Road and Emirates Road, and the Al Maktoum Airport is located within a short distance of the neighbourhood. The project began with the creation of the business park, an area that includes offices and commercial facilities. Then, seven residential complexes followed.
The neighbourhood’s proximity to the economic zone does not interfere with the comfortable living environment surrounding the residential units. The residential area offers plenty of green spaces, and at least 40% of the area is cultivated with beautifully landscaped parks and artificial lakes. Residences are made up of low-rise buildings featuring diverse designs. The master plan is well thought out and combines eco-friendly elements with easy access to the business park. The gated communities offer a private and tranquil residential atmosphere.
Residential properties are divided into self-contained clusters, and each one has its own design concept and architectural style. The buildings are separated by open green spaces for recreation. Units for sale include studios, one- to three-bedroom apartments, townhouses, and three- to five-bedroom villas. The residential complexes combine traditional Arabic and modern styles of architecture, and several buildings feature classical Mediterranean style with porticos, arched windows, and balconies with shaped balusters.
Dubai Investment Park has many stores and supermarkets. The most famous retail location is the Souk Extra shopping centre, which sells groceries, household supplies, and everyday essentials. The area has several kindergartens and educational institutions, and nearby schools offer private, public, and international settings, as well as a variety of curriculums. Local nurseries and schools include Greenfield Community, Nibras, Dove Green, Kinderville Nursery, and Tiny Town. The neighbourhood also offers several medical facilities, including clinics, medical centres, and 24-hour ambulance services. The Royal NMC Hospital and CareOne Polyclinic are located within a short distance of the complex. Residents can take advantage of nearby public bus routes, and the area offers plenty of cafés and restaurants with several options providing waterfront dining.
